Cadastro is a property intelligence platform that combines an algorithmic valuation, value history, neighbourhood data, risk analysis and financial calculators for any address in Spain in a single view. Below you can read which problem it solves and how we built it.

The problem

Why SEO keeps breaking down

The Spanish property market is transparent on paper and opaque in practice. All the relevant data exists, the Cadastre publishes it, municipalities track construction year and zoning plans, but for an ordinary buyer or investor that information is scattered across dozens of portals, pdfs and offices.

So anyone buying a house in Spain mostly has the asking price and the agent's story. Whether a property is overvalued, which risks apply, what it actually yields as a rental and how its value developed historically remains guesswork. Foreign investors, a large group in Spain, sit even further from the information.

Cadastral data is public but practically unfindable for non specialists

Buyers judge a property on the asking price and the agent’s story

Flood, seismic and zoning risks only surface after the purchase

Yield, IBI and mortgage costs have to be pieced together in homemade spreadsheets

Foreign investors miss all context about the neighbourhood and the local market

The solution

What we built

We built Cadastro, a property intelligence platform that gives a complete picture for any address in Spain in a single view. Users search by address or cadastral reference and get an algorithmic valuation within seconds, plus value history, neighbourhood data, risk analysis and the financial tools that belong with it.

The engine processes cadastral data on millions of properties into a fast searchable platform, in Spanish and English, with an interactive map at the heart of the experience.

Search by address or reference

Every property in Spain findable through a free text address or the official cadastral reference, directly on data from the Spanish Cadastre.

Algorithmic valuation

An estimate based on zone, construction year, property type and exact location. No waiting for an appraiser, but a value you can immediately hold against the asking price.

Value history in charts

The historical development of the value in interactive charts. A rising or falling line says more than any listing ever will.

Neighbourhood intelligence

Walkability, services and points of interest in the immediate area. What the neighbourhood actually looks like, not what the photos suggest.

Risk assessment

Flood risk, seismic risk, fire hazard and urban classification per property. Risks a bank knows about, but a buyer usually does not.

Mortgage and yield

Financial tools that together give the real picture: mortgage costs, expected rental yield, IBI and energy label in one view.

Spanish and English

Fully bilingual, because a large part of the Spanish property market consists of international buyers. Same data, no translation feel.

Live data, no screenshots

Values and property data come live from the source, not from a year old export file. Recently valued properties appear directly in recent searches.

“I had been looking at an apartment in the province of Valencia for two years. For the first time I could see in one screen that the asking price sat 40,000 euros above the estimated value, that the property stands in a flood zone and what it would yield as a rental. That conversation with the agent looked very different afterwards.”
